Rising housing prices in almost all major cities of Portugal

Houses in Portugal continue to rise in price, albeit a slower pace than before. This trend, reflected in the IDEALISTA price index, which recorded the growth of 2.8% in the second quarter of 2023, exacerbates the already acute problem of housing affordability in the country. The average cost of housing reached 2683 euros per square meter by the end of June, which indicates a steady increase in prices and creates more and more difficulties for many Portuguese who want to acquire their own housing. The situation is becoming more and more intense, since the increase in prices is ahead of the increase in salaries, making the purchase of housing more and more inaccessible to a significant part of the population.
An increase in the cost of housing has become a noticeable trend throughout Portugal. In the period from April to June, houses for houses increased in 18 district capitals of the country, and the most significant increase was recorded in the Delgada Pont (8%). Lisbon and Port also demonstrated prices, although less significant: 1.3% and 0.9%, respectively. In general, the annual dynamics of housing prices in Portugal shows an increase of 7%
On the other hand, prices fell by 4.3% in Vian to Castelo, being the only district capital, where the house for sale became cheaper in the second quarter of the year.
Lisbon is still a city where to buy a house is most expensive: 5642 euros per square meter (Euro/m2). Porto (3578 euros/m2) and Funchal (3388 euros/m2) occupy the second and third place, respectively.
The most economical cities, to buy a house, are Guarda (802 euros/m2), Portelr (805 euros/m2), Kastelo Branko (908 euros/m2), Beha (944 euro/m2), bragans (975 euro/m2).
Analyzing in areas and islands, in Braga (9.1%), the island of San Migel (8.4%), the island of Piko (6.1%), the island of San Migel (island 8.4%) (Pico Island (Pico Island (Pico Island ( 6.1%), port (2.9%), Lisbon (2.2%) and Portlegr (2.1%).
Among the 26 analyzed islands and housing islands for sale it became cheaper only in four territories, namely Viana Do Castelo (-3.8%), Guarda (-3.6%), Fayia Island and Porto Islands Santo (-1.2 %). In Bragança (0.4%), the island of Santa Maria (0.3%) and Coimbra (-0.1%) housing prices during this period remained stable.
The rating of the most expensive areas for buying a house is headed by Lisbon (4096 euros/m2), followed by Faro (3373 euros/m2), Madeira Island (3107 euros/m2), Porto (2656 euro/m2), SetúBal (2.548 euros/m2 ).
